Tips and advice on how to choose an Auckland building inspector

When it comes to choosing a building inspector in Auckland, be warned-- not all are created equal.

Building inspection checklist used by building inspector A building inspector works through checklists of potential problem areas to identify deficiencies in homes. He then provides you with a building report that clearly describes the problems and illustrates them along with the "what-to" and "how-to" of required repairs.

However, don't be fooled into thinking that your building report will be filled-to-the-brim with photos. You're looking for an assessment followed by easy-to-understand suggestions, remedies and home maintenance ideas - not a photograph album! 

TIP #1: Ask the building inspector to verbally describe the type of content you can expect to find inside their pre purchase inspection report.

If they boast about how comprehensive it is, ask them what they mean by "comprehensive?"

A 15-page written report is far more valuable than say, a 40-page one containing 37 pages of meaningless photos!

A professional building inspector should always provide you with a copy of the Statement of Policies from his company - clearly describing what their limitations and exclusions are.

TIP #2: Make sure you deal with a building inspector who offers a contract that clearly specifies what is offered and what limitations may apply.



The cheapest way to go isn't always the smartest way to go when it comes to having your house inspected. Having said this, you can often pay too much if you haven't done your homework properly.

TIP #3: Do your homework! Ask as many questions of the building inspector as you need. You need to feel confident that the work he is going to do for you will provide lasting value and prove adequate for your needs.


The industry in New Zealand is not yet regulated. This means that a building inspector in this country is not required under current law to hold a licence to operate. Like any other professional, building inspectors have varying degrees of expertise and should be carefully screened during your due diligence phase.

BE WARNED: If you live in Auckland and you hire an inexperienced building inspector, major building problems are much more likely to be overlooked or missed. Having a building inspector 'learn on your time' can end up costing you much more than you saved initially.

TIP #4: Ask the building inspector on your first phone call 'how-much and what-type' of relevant industry experience they've had.

If they're a relatively new entrant - or even a beginner to the marketplace, think long and hard about what's at risk here!
