The secret lives of houses exposed -- and why you can rely on us
to unearth even some of the most hidden building problems
A building inspection courtesy of AA Regional Building Inspections can force even the staunchest
of homes into revealing their their hidden building problems and building defects BEFORE they become too big and
too costly to repair.
For example, on a job in Devonport several years
ago, I uncovered the following 'hidden' building
problems deep within an otherwise magnificent looking $1.6 ml seaside villa:

For starters, the floor joists were in such a rotten state they
were on the verge of collapse. It would've only taken the addition of some heavy furniture in the
rooms above to trigger a potential catastrophe. You can only see one joist in this photo but there
were many more in an even worse state than this one.

Out the back of the property, I found that the decking was
completely rotten. I also discovered that the bulk of this rotten decking was propped up by just
four small bricks with a single vertical timber pile precariously mounted on top! |

When I crawled under the house to check the extent of the floor joist
problems, I also found that one of the floor-supports had been excavated around, causing it to lean
dangerously.

What you've just read
amounts to less than half of the building problems and issues I uncovered in this home. I can ALSO
tell you that it would've taken at least 3 months and as much as $45,000 to have this property up
to acceptable standards again!
Here's the real irony
though...
The
young professional couple who'd (luckily) commissioned me to inspect this
rather stunning looking Auckland property BEFORE they went unconditional, told me
afterwards that...
... the only thing
they'd initially thought wrong with the house was that the kitchen was too small to allow them to
properly entertain their future guests!
